Report on Meeting

James Dickoff, Community Development Director for the town, spent much time describing the project. His views were all positive. Most of his report was the information contained on the attached paper.

Zoning will be changed from RT to R22. There will be 675 units with 16 units per acre.

There are 5 partners who are the community developers. The name is Village Care Partners, LLC. Two of the 5 partners were present at the meeting (Carl Bommarito and Peter ????) who are both from Phoenix, AZ. Two other partners are from New Mexico and one other is from Utah.

Studies are yet to be done on traffic, sanitation, water supply, etc.

It will be a project spanning 10 to 12 years. Cost of houses will be $100,000 to $600,000. The plan includes rentals and affordable housing. They said they are targeting Pagosa Springs because it is moderately priced.

There were 7 public comments. 4 were pro, 2 were con and 1 mixed. Most of the people in attendance were against the project due to the location of the project. There were two Alpha owners in attendance, myself and one other.

All council members voted in favor of continuing with the project.

Pagosa Views Planned Development

The next meeting for the proposed development is a Town Council Meeting on Thursday, July 21, 2022 at 5 pm at the location 551 Hot Springs Blvd.

An attendee at the last meeting says that an ingress and egress through Alpha Subdivision was discussed.

Dumping in Alpha

For those who travel along Great West you would have noticed tires dumped on the road.  If you see anyone dumping any materials in Alpha, please gather information, such as photos if possible, and send it to alphapoa81147@gmail.com, so that we can take the necessary action. 

Thank you for your help in keeping our subdivision clean and tidy.

PROPOSED DEVELOPMENT Adjacent to Alpha

One of the landowners of Alpha received the following letters from the planning committee as that parcel is within the surrounding area that has to be notified.

This landowner went to the Planning department for a visit and question session. They, the developer (who has not been named), and Planning Commission apparently had a lot of negative feedback at the first meeting, hence the change in the original plans and postponed the second meeting to a later date.
The proposal is about 747 units, 3 occupants in each unit for a total of 2,241 individuals, 1,000 dogs and cats with 1,000 vehicles.
The developer wants to put in their own sewer plant behind the middle school because upgrades to the existing system are “too expensive”
Besides the sewer system, ambulance fire and police services would be inadequate.
As to the traffic, the developer is proposing a roundabout at 160 for the entrance.
