PROPOSED DEVELOPMENT Adjacent to Alpha

One of the landowners of Alpha received the following letters from the planning committee as that parcel is within the surrounding area that has to be notified.

This landowner went to the Planning department for a visit and question session. They, the developer (who has not been named), and Planning Commission apparently had a lot of negative feedback at the first meeting, hence the change in the original plans and postponed the second meeting to a later date.
The proposal is about 747 units, 3 occupants in each unit for a total of 2,241 individuals, 1,000 dogs and cats with 1,000 vehicles.
The developer wants to put in their own sewer plant behind the middle school because upgrades to the existing system are “too expensive”
Besides the sewer system, ambulance fire and police services would be inadequate.
As to the traffic, the developer is proposing a roundabout at 160 for the entrance.

Want some help with fire mitigation? The Wildfire Adapted Partnership (WAP) can help. As noted in a recent issue of the Pagosa Springs Sun, the WAP is a non-profit organization dedicated to reducing residential wild land fire risk. 

Two of the primary ways they can help you is individual assessments for your home and financial help with mitigation.  You can contact them through their website (https://www.wildfireadapted.org) and request a representative come to your home and evaluate your specific risk, providing you with suggestions for bettering the chance of your homes survival in a wild land fire. The service is free.

WAP often has grant monies available to help individual homeowners with the cost of fire mitigation work on their property. They currently have funds available for chipping expenses. They will reimburse 50% of your cost, up to $250, for either chipper rental or paying someone else to chip your slash pile.
